Our Services to Individuals
AROYH can supply a range of standard eco homes: flats, bungalows, terraced and detached or a bespoke house to your design. Unlike most of our competitors, our homes, as standard, are Code 4 of the Code for Sustainable Homes with Code 5 and Code 6 possible on a site specific bases.
Our prices vary according to the site, design and level of our involvement, we can deliver turnkey housing or simply supply the structure.
Our service to individuals includes:
- Meetings with the client to discuss and agree on scheme design
- Structural calculations on all timber beams and uprights for Building Regulations
- Detailed designs for the groundwork's and foundations, with loading tolerances calculated
- A factory assembled, timber frame house deigned to meet the client's detailed needs, delivered by low loader to the site and erected to a water tight state within three days
- Walls, roof battens and wall ties to the finished contractor's specification and ready to take the final cladding of your choice
What we offer additionally:
- Support and guidance in the planning application process
- Architectural services using architects experienced in designing with our system, at very competitive rates
What will be provided by us:
- One piece external wall (per storey) and roof cassettes including the insulation, batterns and/ or ties for the final finishes
- Intermediate floor cassettes
- Windows and doors will be prefixed, normally timber but can be aluminium or PVCu with a choice of internal and external cills
- All internal walls, with internal doors and linings; this would normally be a plasterboard finished or part glazed as per the agreed design
- All electrical plug and switch cut out points and conduit are integrated into the walls
- Service pipes/ connections integrated into walls/ floors and chimneys (if needed)
What the client must provide
- A site with planning permission (or potential to obtain permission)
- Their choice of design and finishes
- A building contractor (or the client) to put groundworks, ground floor substrate on site as the foundations
- A building contractor (or the client) to complete the second fix
What can be done by the client or his/her contractor or by us:
- External wall finishes include render, all forms of cladding and some forms of brickwork; roof finishes can include concrete tiles, slates and artificial slates and profiled panels, usually a pitched roofs
- Heating systems can be underfloor with ground based, or air based heat pumps, or standard space heating or biomass/ flues; including heat/ ventilation and water recovery
- Sanitary ware can be supplied and fixed either by AROYH or locally by the client or his/ her contractor
What is to be done by the client or his/her contractor
- Floors are normally left to you/ your contractor to screed/ finish and can include under floor heating systems of any type and timber/ laminate
- Internal finishes and fittings
- Second fix electric's, switch socket outlets and fittings
- Second fix on heating systems
- Kitchens will be provided and fitted locally by your contractor (or yourselves)
- External ground works and site development will be done locally by your building contractor (or yourselves)
- Finishes and decorations will be done by your building contractor (or yourselves)
This is our standard system and approach; but we are open to discussion with you to meet your specific needs.
